I grew up in Moyock, and I've spent most of my career working the counties of eastern North Carolina that get skipped over in most real estate coverage — Currituck, Camden, Pasquotank, Chowan, Bertie, and Martin among them. Halifax County is the westernmost market I write about, and it's a different animal from the coastal counties: it's the one place in my footprint where the interstate itself is the amenity, sitting roughly an hour and a half from both Richmond and Raleigh on I-95.
This brief exists because Halifax County buyers fall into three groups that almost never overlap: second-home buyers looking at the Halifax County stretch of Lake Gaston, corridor buyers and relocators shopping Roanoke Rapids and the I-95 towns, and investors and deep-value buyers working the south county around Enfield and Scotland Neck. Each of those buyers needs a different set of facts — the county line running through the lake, the three separate school systems, the flood zones on the Roanoke — and I've tried to write this so each one gets a straight answer instead of a generic county overview.
I'm not going to oversell this market, and I'm not going to undersell it either. Halifax County is one of the most affordable housing markets in eastern North Carolina, and some of that affordability reflects real economic headwinds — I'll tell you which is which plainly. Lake Gaston moves differently than a Roanoke Rapids mill-village street, and both move differently than an Enfield block where houses trade under six figures. This brief keeps those markets separate instead of averaging them into a number that describes none of them.
