Halifax County Market Report
Live MLS inventory where it's available, and only the market numbers Travis can actually stand behind.
Market Context
What This Report Shows — And What It Doesn't
This page pulls live counts of active listings directly from the SourceRE MLS feed on every deploy — countywide, in Roanoke Rapids specifically, and across lake and river waterfront. If the feed is ever unreachable at build time, the figure above falls back to the last successful count rather than showing a stale or invented number — the page will say so if that happens.
We deliberately don't publish a single blended countywide median price. Halifax County (roughly 48,600 people) spans a Lake Gaston waterfront market, an I-95 corridor town market anchored by Roanoke Rapids, and a deep-value agricultural south county — and those three sub-markets behave differently enough that one average would mislead more than it informs. A lakefront sale and an Enfield sale in the same month do not describe the same county. We'd rather show honest counts than manufacture a number that flattens that difference away.
RPR Market Activity Report
A Realtors Property Resource (RPR) Market Activity Report for Halifax County isn't published here yet. Rather than embed another county's report, this section stays empty until there's a real Halifax County one to show. For current activity in the meantime, call Travis at (252) 202-4945.
Why One Countywide Number Doesn't Describe Halifax County
Halifax County, population 48,622 at the 2020 census, is genuinely three different sub-markets, not one. The Halifax County stretch of Lake Gaston's shoreline is a second-home and waterfront market whose buyers often come from Richmond, Raleigh, or Hampton Roads and finance under second-home rules. Roanoke Rapids and the I-95 corridor towns — Weldon, Halifax, Littleton — are a primary-residence market built on mill-era and mid-century housing stock, with ECU Health North and the interstate as the economic anchors. And the south county around Enfield, Scotland Neck, and Hobgood is a deep-value agricultural market where houses regularly trade below six figures. Averaging all of that into one countywide median would tell you very little about any specific deal.
- Different buyers, different money. A Lake Gaston second-home purchase is underwritten nothing like a first-time buyer's FHA loan in Roanoke Rapids — blending their prices into one median obscures both. See Lake Money vs. Town Money.
- The lake crosses county lines. Lake Gaston's shoreline runs through Halifax, Northampton, and Warren counties. The waterfront count above is Halifax County only — it is not a measure of the whole lake's inventory.
- MLS history still building. Until closed-sale history accumulates in the SourceRE feed for this site, we don't have the data to responsibly report a days-on-market average or absorption rate. We'd rather say that plainly than fabricate a number.
How to Use This Page
Here's the honest way to use what's on this page today:
- Treat the counts as orientation, not valuation. They tell you roughly where inventory sits in each sub-market, not what any specific property is worth.
- Call for anything current. Until live inventory is fully populated here, Travis can tell you what's actually on the market right now faster than any dashboard.
- Check back. As the MLS feed is confirmed live for Halifax County and closed-sale history accumulates, this page will fill in with more inventory counts and, eventually, trend data — not before it's earned.
Straight talk
We'd rather show you an honest "check back soon" than a market report padded with numbers nobody can verify. If a site promises precise days-on-market stats for a county this size without solid MLS history behind it, be skeptical of the rest of what it's telling you too.
Halifax County Market Context
Structural factors that shape what you'll eventually see reflected in this report:
| Market composition | A Lake Gaston waterfront and second-home market (Halifax County side of the shoreline only), an I-95 corridor town market anchored by Roanoke Rapids and including Weldon, Halifax, and Littleton, and a deep-value agricultural south county around Enfield, Scotland Neck, and Hobgood. |
|---|---|
| Employment anchors | ECU Health North Hospital in Roanoke Rapids (a 204-bed facility, formerly Vidant North), three separate public school systems, county and municipal government, and I-95 corridor retail and logistics. |
| Land financing | Raw and recreational land generally does not qualify for standard USDA/FHA/VA residential financing — different lenders, larger down payments, shorter terms. See the Halifax County financing guide. |
| School districts | Three separate systems in one county — Halifax County Schools, Roanoke Rapids Graded School District, and Weldon City Schools. District lines materially affect value, and they are a parcel-level fact to verify. See Schools & Services Straight Talk. |
| USDA eligibility | Much of rural Halifax County may qualify geographically for USDA financing, but eligibility is checked parcel by parcel, not assumed countywide, and property condition still has to pass USDA standards. See the USDA Eligibility Brief. |
| Rental benchmark | HUD's FY2026 Fair Market Rent for a 3-bedroom single-family home in Halifax County is $1,190/month — a sourced federal reference point for rental investors, not a market-rent guarantee. See The Workforce Rental Math. |

Frequently Asked Questions
Why don't you show days-on-market or a full inventory trend?
Because we don't have reliable data for it yet. The SourceRE MLS feed that powers this site isn't connected for this county as of this writing, and we're not going to publish a trend line built on incomplete or borrowed data. Once the feed is live and enough listings cycle through, this page will add that data honestly.
Why isn't there a single countywide median price?
Because it would mislead more than it would inform. Halifax County is a lake-and-second-home market, an I-95 corridor town market, and a deep-value agricultural south county — three genuinely different sub-markets with different price points and buyer pools. Blending them into one number would flatten a real structural difference. Instead, this page shows live counts broken out by sub-market, and we'll add real pricing data once there's enough closed-sale history to report it responsibly.
How do I find out what's actually on the market right now?
Once the counts above populate from live MLS data, they'll update automatically on every deploy. Until then — or for anything more specific than a countywide count — call Travis directly at (252) 202-4945. He can tell you what's actually listed today.
Is now a good time to buy in Halifax County?
That depends entirely on your budget, financing type, and which sub-market you're buying into — Lake Gaston, the I-95 corridor towns, and the deep-value south county are three different markets with different rules. The market report gives you rough orientation; the brief gives you the operational detail. Start with Chapter 1: The I-95 Thesis, or jump to Lake Gaston Economics or Making the Decision.
Key Takeaways
- Halifax County is three sub-markets, not one. Lake Gaston waterfront, the I-95 corridor towns, and the deep-value south county behave differently enough that a single blended number would mislead.
- The lake crosses county lines. Waterfront counts here cover the Halifax County shoreline only — Lake Gaston also runs through Northampton and Warren counties.
- The active-listings count above is live, pulled directly from the MLS feed on every deploy.
- Verify everything independently with a licensed professional before making purchasing decisions. This page is a starting point, not a valuation.
