3 Property tax

Every parcel pays the Halifax County rate: $0.7 per $100 of assessed value (FY2025-26, checked Aug 15, 2026). Verify the rate.

A mailing address is not town limits: check the parcel on the county's GIS map. Not listed until their rates are verified: City of Roanoke Rapids, Town of Weldon, Town of Scotland Neck, Town of Enfield, Town of Littleton, Town of Halifax, Town of Hobgood. Assessed value can differ from the price; the county's next revaluation can move it.

5 Dues, upkeep and services

Home services: landscaping, pool, cleaning, a caretaker or property manager for a second home.

A rule of thumb, not a quote: about 1% of value a year for a newer house, 2% or more for an older or waterfront one (roof, systems, docks and bulkheads). An inspection sets the real number.

6 Closing

A rule of thumb for lender, title, attorney and prepaid items. Your lender's Loan Estimate gives the real figure; a cash purchase usually costs less.

What the number includes, and what it doesn't

Property tax

The county rate applies to every parcel; a town's rate is added only inside its limits, and a mailing address is not town limits. Tax is charged on assessed value, which can differ from the price and moves at each revaluation.

Insurance

We never estimate premiums. Coastal and waterfront homes can need separate flood and wind policies, and finer homes often carry an umbrella policy: enter each quote and it is spread across the year.

Dues and upkeep

Community dues, club memberships and a slip or dock add up quickly. The upkeep reserve is a share of value set aside each year; older and waterfront homes, with roofs, systems, docks and bulkheads, usually need more.

Jumbo loans and cash

A loan above the conforming limit is a jumbo loan, with its own down payment, reserve and appraisal rules. Buying with cash removes the mortgage line; the taxes, insurance and upkeep stay.
